A Building Need to be Underpinned, what is Required?

When you want to add more stories to your existing structure, or you want to repair a fault of your foundation, underpinning is required to strengthen and to stabilize the foundation.

So, what are the issues of the foundation that can be addressed using underpinning?

How do you know you need underpinning?

Structural engineers are the best fit for this kind of jobs. You should hire one structural engineer to inspect your building and its foundation to identify the issue before you start with underpinning. If there is structural damage, then the existing building will show some evidence.

Following are the things you should look for to determine if underpinning is required:

  • You got to assess primarily if the damage is significant
  • What is the cause of the damage? The damage needs to be monitored, and it will take some time to evaluate the information
  • To achieve stability, can it be immediately resolved
  • More investigation is needed to know about the depth and size of the existing foundation and to know about the condition of the soil underneath the foundation
  • There shouldn’t be differential movement between the untreated and treated areas if partial underpinning is required
  • Structural repairs or strengthening of the superstructure might also be needed after the underpinning
